Te Mānia.
There is nowhere else like it.

Even with stunning images, nothing can prepare you for the jaw-dropping destination that is Te Mānia, just minutes from Havelock North.
Not really a house. Not really a meeting room. And not really like anywhere you have ever spent time before. We promise.

Te Mānia currently consists of one sleeping house made up of two luxurious bedrooms with their own generous en-suites with wide vistas up and down the Tuki Tuki Valley. Not that you’ll necessarily see the bedrooms on arrival, however, as three sides are buried underground. From 01 March, a second sleeping house will be ready and waiting for you, made up of a further two bedrooms.

Then there’s the other building - Te Mānia Room. While your bedrooms are solid concrete and mainly underground, the ‘big room’ is a short outside walk away and is entirely clad in Corten steel that pierces the skyline. Massive glass sliding doors provide spectacular views from three sides. Its interiors are dramatically black, and every comfort is provided to make this a place to relax in front of the fire and do absolutely nothing, or amp it up a bit and make a memorable ‘celebration’ meal in the state-of-the-art kitchen and serve it at the dining table for 10 or outside on the generous terrace with its own fireplace.

Te Mania can currently sleep two couples in two bedrooms with the option of *2 children’s beds (see children policy below) in the second bedroom. From 01 March, it will sleep four couples across 4 bedrooms with the option of a further *4 children's beds.

You are welcome to invite guests or friends up to a maximum of 10 people for a drink or a meal. Above those numbers, please talk to us about larger events where we will cater and serve.

  • Minimum Rental
    3 night minimum all year round, NZ statutory holidays and Mission Estate Concerts
    4 night minimum Easter (Peak rates)

  • Payment
    Visa and Mastercard accepted - Sorry no Amex or Diners.
    A valid credit card is required to secure and confirm all bookings regardless of payment method.

Terms and Cancellations

booking policy

  • A deposit of 40% of the total is required to secure your reservation. The balance remaining is due 30 days prior to check-in (see exclusions below).  Minibar, services and incidentals are then due within seven days of your departure unless otherwise arranged with the Retreat Manager.
  • Te Mānia peak time bookings during the peak period of 15th December – 31st January, over NZ statutory holidays or bookings of 4+ nights must be paid in full 60 days before check-in and are non-refundable after this point.  
  • If payment has not been for the balance of the accommodation at 30 days before check in, this will be charged to the credit card on file.  
 

 

cancellation policy

  • Bookings cancelled prior to 90 days of arrival the 40% deposit is refunded in full.
  • Bookings cancelled between 90 and 30 days of arrival the 40% deposit less a $250 Cancellation Fee is refunded (see Te Mānia exclusions).
  • Te Mānia bookings cancelled between 90 and 30 days will not be refunded the 40% deposit if they are during the peak period of 15th December – 31st January, over NZ statutory holidays or bookings of 4+ nights. 
  • Te Mānia peak time bookings during the peak period of 15th December – 31st January, over NZ statutory holidays or bookings of 4+ nights must be paid in full 60 days before check-in and are non-refundable after this point.  
  • Bookings cancelled within 30 days of arrival 100% of the total is charged.

*Te Mānia children policy.  Te Mānia is in the countryside with the sleeping areas physically separated from the dining and sitting area and therefore not suitable for young children. For your peace of mind, only new-borns and children over the age of seven are encouraged. There is a maximum sleeping capacity for four children – two in each of the queen bedrooms with children’s beds in very close proximity to the queen beds

    Mini gym in located in Master room. On the vineyard at Black Barn is an all-weather tennis court - as a guest you are very welcome to play on this during your stay - if required we hold equipment.

    Private hot tub - heated all year round. Large outdoor gas BBQ. Separate outdoor living and dining areas with outdoor fire. Large pond with wildlife - frogs, birdlife. Lawn games. Heli-landing.

  • Additional

    Generous bedrooms with bathrooms, dressing rooms, toiletries and luxurious robes. Large open indoor (and outdoor fire).  Air-conditioning units in rooms for heating and cooling.  Underfloor heating in bedrooms.


    Please note; there is construction happening on the neighbouring site (phase 2 of Te Mania) on weekdays until end Feb 2024.  Noise will be kept to a minimum when retreat guests are in residence but there may be some noise at times.

Location

Te Mānia is located in the beautiful Tuki Tuki River Valley.  It is down a private driveway on farmland above the river with spectacular views across the river and back up to the ridgeline of Te Mata Peak.

While secluded, it is just 10 minutes drive from Havelock North and Black Barn- with other wineries, restaurants, golf courses and beaches not far in all directions.

Attractions

There is great trout fishing right at your doorstep - or we can provide a guide to take you a little further afield. You can also enjoy river swimming, kayaking and extensive walking trails. Cape Kidnappers, recognised as one of the worlds great Golf courses is 20 minutes down stream. The beautiful Waimarama and Ocean beaches are 20 minutes to the west. There are wineries and restaurants all within minutes of the gate. Havelock North with its great shopping, delis, antiques and food supplies is 10 minutes away. Property Rental

Currently, Te Mānia has a nightly rental of $2200.00 for up to 4 people using two large bedrooms with en-suite. 

From March, an additional sleeping house made up of two bedrooms with en-suites will be added with nightly rental of $3,800 for up to 8 people.

There is a separate 'big room'  - Te Mānia. Room with living and kitchen.

First morning's breakfast provisions supplied. The minimum stay is three nights, and sorry, no pets and no smoking indoors. No fireworks are permitted.

*Te Mania children policy.  Te Mania is a rural property with the sleeping areas physically separate from the dining and sitting areas. Therefore for your peace of mind, only newborns and children over the age of seven are permitted. There is a maximum sleeping capacity for two children in the Queen bedroom.  Portacots and linen can be hired at an additional $25.00 per cot.
